Tiru as a root word refers a respectable notation.
We have a word in sanskrit like "Sree". Meaning respectable.
Also "Sree" refers to Goddess of Wealth Lakshmi
Pathi means husband.
So Tirupathi literally translated will become "Sreepathi" ! meaning husband of Lakshmi who is Maha Vishnu one of the triumvirates !

So Tirupathi is the place of Mahavishnu. Similary Tirumala or Tirumalai as it is called is the abode or the Hills of the Maha Vishnu !
